
Maple Crescent
This classic Bungalow was originally built in 1925 and was part of the “West Asheville Estates” development initiated around 1914. The original floor plan was approximately 1,000 sq. ft, but this home had several additions that took place over the next century which increased the footprint to 1,962 sq. ft.
Over time the property doubled in size after a former owner acquired the neighboring lot. This allowed for ample parking and a nice yard, both of which can be difficult to find in West Asheville.
The new homeowners had ambitious plans to convert part of the home into an Airbnb rental as well as completely gut the interior walls and about 25% of the exterior envelope. This new floorplan concept included many high-level changes that would not only increase the heated area to over 2,300 sq. ft but also completely replace the electrical, plumbing and HVAC systems turning this into a high-performance home!
With all the interior walls removed, the new open concept floorplan allowed us to vault the ceilings at the living room, dining room, and eat-in kitchen. The living area featured custom built-ins with cherry wood tops and a black slate fireplace as the centerpiece. The kitchen included a custom dine-in peninsula, a coffee station and pantry as well as a built-in office nook. The owners chose a cottage green color for the kitchen cabinets and Red Oak floors throughout the home embellishing the history of this Bungalow. The centralized European inspired half bath/laundry room are conveniently located near the new office/bedroom and the living area. The office featured built-in and floating Cherry wood shelving with custom lighting to house the owner’s collection of family relics and books. The rear of the home had a previous addition of a long room that we reduced in size to create a guest bedroom which integrated a previously remodeled bathroom making this a guest suite.
The reduction of the guest room allowed us to create a new walk-in closet for the adjacent master bedroom. This new master bedroom suite featured higher ceilings and thicker walls after this part of the home was demolished down to the foundation. Rebuilding the roof allowed us to zone the HVAC for the master suite. We increased the square footage by adding a master bathroom that featured heated floors connecting a curbless entry spa shower, a claw foot tub for soaking and a private alcove for the commode that is prewired to install a heated bidet seat. Built-in Cherry wood shelves create a beautifully displayed space for towels and baskets. Transom windows above the tub along with a skylight offer a connection to nature while maintaining privacy and providing natural light for the indoor plants (not shown here) creating a biophilic connection. This new bathroom offered access to a new covered porch as well as a Jacuzzi hot tub that’s situated on a new concrete patio connecting the master suite to the beautiful yard.
This West Asheville remodel included a full spectrum of performance upgrades including; a new Bosch variable speed heat pump HVAC system for the main house and a Mitsubishi mini split system for the Airbnb. The roof and crawl space were spray foamed and sealed, increasing both insulation performance and efficiency of the HVAC ducts that are now in the conditioned space throughout the entire home. The updated building envelope featured double insulated walls where the block foundation originally protruded at the interior plane of the walls. This updated double wall allowed us to get rid of the unsightly step in the wall framing and increase the comfort of the master bedroom and Airbnb.
The exterior of the home featured a completely new and rebuilt roof as well as new LP Smart board and batten siding for most of the home. We preserved the original cedar lap siding detail at the front of the home to maintain the quaint Bungalow appearance. New casement and awning windows were installed throughout most of the home. In the main living space, we maintained the original Bungalow look by using double hung windows with grills to simulate windowpanes.
The final product was a thoughtfully designed and totally transformed residence resulting in a high-performance income generating home that is built to last.
